The successful candidate must have extensive experience with building and maintenance systems, as well as a solid knowledge of plumbing, electrical, carpentry, heating, painting, snow removal, and other general maintenance in a residential community setting.
The Maintenance Supervisor will also be responsible for the completion of routine and preventive maintenance programs and will supervise all outside contractors that service the building and supervise maintenance and janitorial staff.
The Maintenance Supervisor must be able to read and understand written specifications, work closely with contractors to obtain competitive bids, schedule contractors and oversee capital projects.
The ideal candidate should also possess strong customer service skills and professionalism to deal effectively with residents, vendors and staff.
Job Responsibilities include but are not limited to:
Assists in all aspects of the property's maintenance including but not limited to:
grounds, custodial, preventive, corrective, deferred and emergency maintenance.
Obtains thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
Assists in all aspects of the property's maintenance including but not limited to:
grounds, custodial, preventive, corrective, deferred and emergency maintenance.
Maintains exterior and public lighting.
Repairs structural wear and damage to buildings.
Cares for lawn, plants, shrubs and flowers.
Ensures parking areas, sidewalks, alleyways, hallways and common areas are clear of trash and debris.
Performs snow removal duties for building exterior walkways Prepares vacant apartments.
Services appliances, equipment, plumbing, electrical systems, etc.
